Questions to Ask a Listing Agent When Selling a Home
If you are considering selling your Enteprise AL real estate in this market you will need an agent that has experience and solid knowledge on their side. Here are some questions to ask your listing agent when considering selling your home.
1. What is their price and how did they come to it?
A good agent will know how to price a home in this market and how to pitch that price to buyers and buyers agents. If they can't convince you the price is right, they can't convince anyone else either. Make sure they know the neighborhood and community in which your home is located and that they know the market surrounding your home. Sellers may not always like the price but a good listing agent will know what buyers like.
2. How will they market the home?
Flyers, posters, and signs are a given. But good agents should have video tours, virtual tours and websites loaded with pictures and information on your home. If the agent has a personalize website, will the tour and pictures be featured there and how well does that website get traffic? These are issues you will want to know before signing the listing contract.
3. How many homes has the agent sold in the last year?
Even though the market is down, there are agents out there that know how to sell and are doing it. You want an agent that is actually selling homes, not just listing them. Get a copy of the recent sales report from the multiple listing service on all the homes sold for that agent.
4. Do you have any referrals?
Ask for testimonials from past clients or even phone numbers from willing customers to contact them personally on their agents performance.
5. Do you help stage the home?
A great agent will walk through your home with tips and advice on what to repair, clean up and update that buyers are really looking for. This also includes curb appeal and landscape tips.
6. Can the agent show the home with short notice?
Does the agent make it easy and flexible for buyers to see the house at a moment's notice? "By appointment only", long notice or listing agent present can make the buyer say "forget it" and move onto to an easier home.
